Sime Darby Property Records Close To 100% Take Up for Elmina Homes

11 July 2013 - The first series of homes offered for sale in Sime Darby Property s latest development, City of Elmina, came close to being fully sold after the recent soft launch of the project.

The soft launch involved a total of 255 units of double-storey link houses valued at RM188.18 million collectively.

The 5,000-acre township located along the Guthrie Corridor Expressway in an area west of Kuala Lumpur, brings Malaysians a fresh concept of wellness and liveability in a holistic manner, setting a benchmark in township living.

When it comes to wellness, City of Elmina embraces eight aspects of this quality, namely, social, environmental, intellectual, family, occupational, physical, emotional and spiritual.

The township is also developed in line with the Mercer s Quality of Living Survey, an internationally recognised standard that measures  liveability in terms of safety, education, hygiene, healthcare, culture, environment, recreation, political and economic stability, and public transportation.????

Dato Wahab Maskan, Group Chief Operating Officer of Sime Darby Berhad and Managing Director of Sime Darby Property Berhad, said,  When fully completed, City of Elmina will be a comprehensive township dedicated to the pursuit of a healthy and balanced lifestyle. Judging by the response to the soft launch, it is clear that more and more Malaysian home buyers today are seeking to live in an environment that provides these qualities.

 A significant and tangible element that is in line with this theme is the township s 300-acre parkland that is an extension of the existing 2,700-acre forest reserve adjacent to the township.

 The township will also feature, amongst others, a 70-kilometer cycling track, a well-marked marathon-distance (42km) jogging track and a wellness cluster of retail shops, facilities and amenities centered on health and well-being. In addition, safety and security of our residents will also be a priority and have been incorporated from the design stage of this township, Dato Wahab added.

The soft launch included 117 units of 20' x 88' link homes (Ariza); 65 units of 24' x 79' link homes (Keana) and 73 units of 30' x 69' link homes (Regia). The price per intermediate unit of these freehold properties range from RM599,888 to RM828,888.

In tandem with the theme, each City of Elmina home has an open plan layout that combines its living, dining and dry kitchen area to create a wholesome liveable home.  In our houses, the kitchen has become the heart of the home. Being at the centre of the home, anyone in the kitchen will be able to see and interact with family members who are in the dining room or living area, thus fostering closer ties, Dato Wahab explained.

At the same time, the industrial component within City of Elmina has also been well received. Sime Darby Property recently saw all of its 51 vacant lots amounting to 95.46 acres with a sales value of RM370.07 million being completely taken up.

As part of the Selangor Vision City, the entire Guthrie Corridor is set to be the growth center and catalyst within Greater Kuala Lumpur and Klang Valley in the foreseeable future as a result of the strategic infrastructure, commercial and residential developments.

A short drive from Damansara and Petaling Jaya, City of Elmina is also easily accessible via several major highways and main routes such as Guthrie Corridor Expressway, Shah Alam Batu Arang Highway, New Klang Valley Expressway (NKVE), Kuala Lumpur-Kuala Selangor Expressway (LATAR) and the proposed Damansara-Shah Alam Highway (DASH).

DASH will also connect the township to Penchala Link, traversing future developments like the one taking place on the current Rubber Research Institute Malaysia (RRI) land as well as well-established townships of Kota Damansara and Mutiara Damansara. With the DASH Highway, City of Elmina will be an extension of Damansara; a short drive away from Mutiara Damansara and Taman Tun Dr Ismail.

In addition, the Sungai Buloh MRT Station is expected to be built on the RRI land development project. This station will be part of the proposed Sungai Buloh-Kajang MRT line and also function as an interchange for the Sungai Buloh KTM Komuter. City of Elmina s proximity to this transport hub will further enhance access to and from the township.
